Moving in

Putting the apartment door in "service mode"

Your apartment door is a security-rated door (security class 1) and below you can see how to set the lock in service mode so that the landlord can open with his service key. The service key does not work if the lock is not set to service mode.

1. Turn one full turn (to "full") to lock the door, then turn a little more, to "ten over".

2. Press and hold the small button while turning the lock back to "full".

3. Check that the service mode is working by pressing the small button - if it can be pushed in, the service mode is working. If it cannot be pushed in, the door is completely locked and no one with a service key will enter, then redo the steps above.

1. Turn one full turn to lock the door (if the lock resembles a clock, it should be on full, or 12 o'clock).

2. Then turn the key to "ten in" 12 and pull out the key. See below picture.

Moving out

What are the guidelines when moving out?

When you choose to move from us, the apartment must be cleaned very carefully. Under the tab "Documents" you will find a checklist of what needs to be done, if you are unsure please contact us for more information.

Otherwise, a good idea is to hire a cleaning company. The property manager also has contacts with companies that can arrange move-out cleaning, do not hesitate to contact us for more information and booking of move-out cleaning, then you can be sure that it will be done properly and that you will not have to pay for any deficiencies.

Invoice-related and payment of rent etc

What do I write as a reference when I pay my invoice?

We use OCR numbers, you will find your OCR number on your invoice.


Contract-related, dismissals etc

I want to rent one or more storage units, parking spaces, how do I do it?

All requests regarding contracts and other legal issues are sent into the case management system, which sends your case to the right person that will take care of your request.

I want to terminate my contract, how do I do it?

You will find the termination form under documents that you fill in and leave in our submission box at Postflyget 4. Cancellation attempts made in other ways are not valid.

Where do I submit papers etc. to the Landlord?

The landlord has a drop-off box named "Inlämning Amhult 2 AB" at the address Postflyget 4. It is the entrance to Friskis & Svettis and Instabox drop-off boxes by the conveyor belts.

Apartment-related, what applies to the apartment and associated spaces?

Can I put up shelves and cupboards in the bathroom?

Because bathrooms are closed wet rooms, it is not permitted to drill into the walls as a hole in the wall causes moisture damage. Solid knowledge is required to be able to ensure that moisture barriers are not destroyed. However, it is permitted to insert cabinets that are freestanding and do not need to be attached to the wall. It is also permitted to hang hooks using suction cups, which also do not require drilling holes in the wall.

Who takes care of the patio?

The patio, including the hedges and screens of the patio, is included in the apartment and is therefore the responsibility of the tenant. If you would like help with cutting the hedge and clearing the weeds, contact the Landlord (see fault reporting and management matters). How does the fire alarm work in the apartment?

There are different types of smoke detectors, one that works with "regular" batteries, and one that has an integrated battery where the entire smoke detector must be replaced. If you look at the back of your fire alarm and it has normal batteries, you change these yourself when the fire alarm starts to sound.

If you can't see any regular batteries on the back of your fire alarm, contact the administration in the usual way to have your fire alarm replaced when it starts to sound.

Disturbances from neighbors and others

The best way to destroy an enemy is to make him your friend. If you are disturbed by your neighbor, start by contacting him - perhaps the neighbor is unaware that his activities are a disturbance to others. Alternatively, you are welcome to contact us to try to resolve the situation.
